"How Much Does it Cost to Build a Home?" - Answers to that Question....

It is not unusual to have the question "How much does it cost to build a home" directed at me. 

I wish there was a simple answer.   However, it is far from simple.

Let's start with the type Floor Plan your home will have.   

2-Story with bonus over garage - Tim Jank and Associates - Custom Home Builders - IdahoDo you want a Rancher (one-level home), Rancher with a Basement (one-level home with basement), Rancher with a daylight walk-out basement (1-or more walls are not in earth), Rancher with a Bonus room above the garage, Rancher with a bonus room above garage and a basement or daylight basement?

Do you want a 2-story home ( a home with the square footage equally distributed on each of the 2-levels) a 2-story with a Basement, 2-story with a daylight walk-out, 2-story with a bonus room above garage, 2-story with bonus room above the garage and a basement?

Do you want a Multi-Level home, a tri-level, four-level home (homes where the Living room dining room, kitchen and a ½ bath are on the main level and then you go ½ flight of stairs to bedrooms and baths and down ½ flight of stairs under the upper level to a ½ submerged basement (your windows start at ground level and go up 2-1/2+ft.) with a family room additional bedrooms & baths?   A four level would take you down below the main level of the home to a fully submerged basement for additional space.

Tim Jank and Associates - Custom Home Builders - Rancher w/Bonus RmDo you want a Split-Entry home?  A split entry is where you enter the Entry of the home on the main-level and then have to go up or down a full flight of stairs to go to the living areas.  Upstairs are usually a Living Room, Dining Room, Kitchen, bath and bedroom(s).  Down stairs are usually a family room laundry room, bath and additional bedroom(s).  The down stairs is ½ submerged into the ground (windows start at ground level and go up about 2-1/2+ft).

There are even more styles than these, but I think you get the idea of the many different Floor Plan Styles.

Let's say you want to build a home that has a total of 2,000 sq. ft. and you want the Floor Plan that will give you that amount of square footage for the LEAST amount of money.

Two Story - Tim Jank and Associates - Custom Home BuildersHere are the Floor Plans in the order of Least to Most expensive to build 2000 sq. ft.

1. Split-Entry

2. Multi- Level

3. Rancher with Basement

4. 2-Story

5.  Rancher

The least expensive floor plan to give you the 2000 sq. ft. you want would be Split Entry. 

But, let's say you don't like the idea of having to go up and down flights of stairs to get into the house or to go between levels.  Then you would opt to pay a little more for your 2000 sq. ft. by going to the Multi-level with allows you to enter the home without having to use stairs.  Once you are inside the main-level of the home the flights of stairs to the different levels are shorter flights or ½ flights.

Rancher with Daylight Walk-out BasementNow you have decided that even ½ flights of stairs are more than you want to deal with on a daily basis getting to and from the living areas you use on a daily basis. That would take you to another price level up to Rancher with a Basement (1000 sq. ft. on the main level and 1000 sq. ft. in the basement).  Most of your daily living needs would be on the main level.  Living room, dining room, kitchen, bath, your bedroom.   The basement would have your Family room, hobby room, guest room, bath room and possibly a laundry room unless you want it upstairs. (Add more money for a daylight walk-out basement).

So, you don't like basements, walk-out or otherwise.  Then you would go up another price level to the Two-Story home (I think we all know what that is)

After all that... you have now decided that you don't like stairs at all... nada... zip... Well, you have just found the most expensive way to get 2000 sq. ft.  It is called "The Rancher" One-Level home.  All 2000 sq. ft.  are spread out on the same level.  No stairs. 

WE ARE NOT DONE YET!

Once you have decided which floor-plan best suits your needs for that 2000 sq. ft. home, you have to decide what amenities or upgrades to the home are the most important to you.  I.e., Granite, stone, tile, kitchen, baths, fireplace(s), lighting, moldings, floorings, siding, roofing, flatwork (patios, pathways).

To give you an example:  A full kitchen appliance package could be done for $2500 or it can be done for $25,000.   A full lighting package could be done for $600 or $16,000. It all depends on your specific needs and wants. (these are generalized prices not exact).

WE HAVE ANOTHER ISSUE!

The lot (Land) you choose to build on will dictate the type of floor plan you will be able to build.  The width, depth, slope, steepness, levelness, shape, etc... of the lot (Land) has much to do with what you can build.  Different types of lots have different ADDED costs to build.   Do you need retaining walls, a longer driveway, additional engineering, etc? 
**That great buy you got on your lot (land) may have had allot to do with your unseen "ADDED COSTS" to build.**

Are you starting to see the "DIFFICULT to ANSWER" Part?

If I had to generalize, using a 2000 sq. ft. Rancher (the per sq. ft. costs are relative to our area in Kootenai County, Idaho.  Your per sq. ft. costs may or will differ):

•a)      An entry level (simple design, inexpensive grade materials, no bells or whistles!) 2000 sq. ft. "RANCHER" with a 2-car garage could be built for as little as $80+/- per sq. ft.

•b)      A moderately priced "Rancher" with some higher end amenities and building materials (siding, roof, stone, etc) and higher kitchen, bath, flooring, counters, lighting allowance) could be $100+/- per sq. ft.

•c)       A very nice "Rancher"  with a 3-Car garage and really good blend of higher end building materials, amenities, and style could be $140+/- per sq. ft. (See 2nd Photo "Rancher w/Bonus Rm")

•d)      If you are the type of person that has to "HAVE IT ALL" you could be looking upwards to the $200+/- per sq. ft.

I have barely touched on the things that determine your "COSTS to BUILD." This has been a generalization.  Your specific needs and/or type of land you are building on will reduce or increase the "Costs to Build"

The State, City, Town, and or distances to where building materials are available will also make a difference in "Cost to Build."   Accessibility to your property can be another issue.

So, as you can see, the "Cost to Build" is very relative!

    If you are in the mood for some great Country Line Dancingand/or lessons then join up with the Kootenai County Kickers at The Crossroads.  They have all different levels of dance including Cardiovascular!

    The Crossroads opened its doors on October 6, 1995. A dream of two country dancers to have a club where dancers could learn and dance in an alcohol and smoke free atmosphere. Lessons have expanded to include Nite Club 2 Step, East & West Coast Swing, Waltz and Cha Cha, as well as Two Step, Line dancing and Pattern Dancing.   Many dances are done to Latin, Pop, Rock, Christian Rock as well as Country. 

    The Crossman's also teach dance classes for Post Falls Park & Rec, and North Idaho College Workforce Training.  They have taught dance classes for Post Falls H.S.     Squirrel Chases Duck! - Don't mess with this Squirrel.......

    Squirrel chases DuckDon't mess with this Squirrel while it's gathering its winter stash!

    This was one of the funniest things I have seen.   The duck wandered over to see what the squirrel was doing.  The squirrel looked up, saw the duck and took off after him.  The duck was terrified and the squirrel was extremely proud of it self.  You can see part of what the squirrel was protecting... still in its mouth.  I'm not sure what it was, we were afraid it might go after us next!  My daughter had her camera with her and was quick thinking enough to get this shot just as the chase began!

    SAVE $$$ and Your LIFE, How???

    Why will this will save you $$$ and Possibly your Life? Read on...
    Now that the colder weather is coming upon us make sure you have your Annual Furnace Maintenance performed.

    Furnace MaintenanceI have this on my SEPTEMBER annual maintenance calendar.  If you don't put your annual maintenance chores on a Calendar so you don't forget, it would be a good idea to start.  It works great for me.

     Regular furnace maintenance will maintain the efficiency, and life of your furnace, not to mention its safety.  Remember, your furnace is one of the most expensive appliances to buy and operate that you own.

    No matter if it is fired by gas or oil, or powered by electricity.  Your system is complicated to maintain, and for most people, an appliance which should be serviced annually by a trained professional.  Your furnace may be integrated as part of your home HVAC (heating ventilation and air conditioning) system.  Proper maintenance will help reduce unscheduled repairs to your furnace.

    The benefits of this task are very high from both a safety and an energy savings standpoint.
    The cost of this task is moderate for hiring a trained professional to do this task.

    An improperly maintained furnace that burns oil or gas can leak dangerous carbon monoxide gas into the home or building.  About 200 people die each year from carbon monoxide poisoning related to fuel-burning furnaces.

    In addition, your energy bills can go up as much as 10-15% as a result of inefficient equipment operation.  In addition, annual maintenance can help extend equipment life by 20-30%.  This can mean an additional 5-10 years of usage for the average furnace or boiler.

    Annual furnace maintenance should be conducted by a trained person, and some of the tasks include:
    Clean the burners. Clean all air ports. Oil motor. Test thermostat operation. Replace oil filter (oil-filled systems). Drain the expansion tank (hot water systems). Examine blower blades and belt, check dampers, and replace filters (forced air system). Check for leaks in pipes, flue, and firebox. Clean the stack and smoke pipes.

    When should you  have your furnace cleaned, inspected and adjusted?
    Annually, and prior to the heating season.  This makes SEPTEMBER the perfect month.

    Coeur d'Alene Real Estate - Community Events: Here a Crock, there a Crock, everywhere a Crock, Crock!!!

    Government Spending - Economic Recovery ActSo sorry, but I have to vent about this.......

    CROCK #1:
    The $7500 Buyer Credit has turned out to be a crock!  Yes, you can get it if you buy your first home (or buy one after not having owned one for 2+ years).  However, you will NOT get it in time to use as your down-payment!  Buy the time a buyer receives it... it's too late.  Yes, you could use it to eliminate some debt but we all know that it is alot more interesting to purchase that new motorcycle, big screen TV.... etc. etc....   So the claim that it is for "Helping" Buyers get into homes is a CROCK .. It's to help them build more debt - They have to pay back the $7500 in 15 years!  So, more debt unless they pay off their current debts with it.

    CROCK #2:
    I know I'm not the only one that would love to be able to direct those in need to a way to SAVE their homes, not to mention their credit.  So, when I heard about the new "Economic Recovery Act" and how it has given the State of Idaho $100,000,000 to help homeowners that ended up with those "SubPrime" loans I was elated and put the word out!

    WELL... here comes the "CROCK"  on this one... The only homeowners that will qualify are those that still have good credit.   You know... their rate has not yet adjusted and they already know they will not be able to afford the new adjusted payment... What about those that need it NOW!!! You know, those that are struggling to make that new adjusted payment and will end up in foreclosure it they don't get help NOW...  They seem to be out of luck.

    And just try to find out how you can get the help from the $100,000,000 allocated for Idaho....  No one seems to know what to do, where to start or how to do it!  Is it just me, or does anyone else get the feeling that allot of this money is going to go to Bureaucracy and not into the hands of those that actually need it?

    NOT a CROCK: Finally something REAL and Tangible to help get buyers into homes ( or refinance at an affordable rate) and sellers out of theirs!  The recent changing of the guards of Fanny Mae & Freddie Mac has resulted in "The interest rates are dropping"!  3/4 points now and more to come. Not a CROCK like the nearly useless "Credits" and "Recovery" acts..... 

    Thanks for letting me vent!  Oh, and if I am wrong about any of the above or you have any answers, please, please .... Please let me know!

    Mudgy and Millie - Lake Coeur d'AleneThe Public is welcome. It's official, or it will be at 3:00 pm today, September 3, 2008.  Governor Butch Otter will be at the Plaza Shops, in Downtown Coeur d'Alene, with the Five Lifesize Bronze Statues of Mudgy the Moose and Millie the Mouse to proclaim September 13th as Mudgy and Millie Day in Idaho.

    To learn why this is such an important event, Please read my earlier Post Coeur d'Alene Real Estate and Community Events: What happens when a Moose and a Mouse decide to play hide-and-seek in Coeur d'Alene, ID? 

    Don't miss the opening of the Mudgy Moose Trail at the beginning of the Tubbs Hill Trail on September 13th from 10:00 am - 2:00 pm.  This is when all five statues of Mudgy and Millie, playing in downtown and around the Lake Coeur d'Alene waterfront, take their permanent places on the Mudgy Moose Trail.

    All costs, which will exced $125,000 were raised through private sponsorships form Coeur d'Alene area individuals and businesses.   The Authors are donating all book royalties to the Coeur d'Alene Public Library

    Can you believe it is September already?  Where did the summer go? Well, don't fret, the Northwest has allot of great events that happen all throughout the year, including the month of September.

    7th Annual Tour de Coeur is coming to Higgens Point  on the Centennial Trail (on old hwy, east of Coeur d'Alene, Idaho) - Sunday, September 7, 2008.  This year's ride carries on the tradition of various rides to choose from: 1 - 33 miles on the centennial trail or head out to the surrounding hills for a challenging 33 or 66 mile ride. All routes are paved. Registration includes a long sleeve shirt and lunch after the event, massage, entertainment and MORE.  This year, rider jerseys are available for purchase.
