Coeur d'Alene Real Estate and Community Informaton: Top 4 Hazards to Get Rid of BEFORE putting Your Home on the Market

Be sure to do your homework before listing your home for sale. Don't wait for a buyer to find faults with your home. The EPA website(www.epa.gov) has tons of useful information on possible hazards in a home, and you should at least check the following TOP 4 Hazard conditions:

Smoke Alarm, Fire prevention1. Smoke Alarms - Know your state's smoke alarm laws by heart! Some states require one smoke alarm in each bedroom, plus a detector on each floor. Make sure your sellers' home complies - the last thing you want is a delay in a purchase for something as simple as smoke alarms!

2. Lead-Based Paint - If a home was built before 1978, there's a chance that lead-based paint was used. If the paint is peeling, that is not the only danger to be concerned about. Lead-contaminated dust and soil can also pose serious health risks to children and pregnant women if inhaled or ingested. Make certain the buyer knows if there is lead-based paint in the home, and remind them that removal of lead-based paint, if done incorrectly, can result in lead-contaminated dust being released into the air. Visit www.epa.gov/lead for more information.

3. Radon Gas - In January of 2004, the HUD home inspection form for FHA loans (HUD 92564-CN) was modified to include information on radon content in indoor air. This form (updated again in June of 2006) is mandatory for all FHA-insured mortgages, which means a good portion of buyers may request a radon inspection as part of the home inspection process. To find a radon service professional, visit  www.epa.gov/iaq/whereyoulive.html.

4. Asbestos - Asbestos may not be easily identified. Consult with a professional if you are unsure about a material in a home. The Environmental Protection Agency says that "Usually the best thing is to LEAVE asbestos material that is in good condition ALONE." If buyers have concerns, refer them to www.epa.gov/asbestos for current information on asbestos risks.

Taking care of these items prior to listing your home should help you attain a higher purchase price and shorten your time on the real estate market.

Coeur d'Alene Real Estate and Community Information: Don't Worry North Idaho - You won't be loosing your daily Starbucks Jolt!

 Pondering, Starbuck's Closures

I heard they were closing a whole lot of Starbucks and I have to say it did cause a bit of a panic.   What if they close the ones we currently run to for our daily fix, jolt, pick-me-up, etc.  How will we survive!

If I were a normal person, My panic should have been that I actually own stock in the company!  But alas, the fear of caffeine loss overshadowed Stock Loss!!!!

It now appears our fears were unwarranted.  I just received a copy of the Starbucks Coffee House closures list.  (There are way too many closures on this list).  None, absolutely NONE of the Starbucks in North Idaho are closing!  There has to be a zillion of them... but none are closing.  We will still be able to get our daily fix, jolt, pick-me-up, etc. no matter where we are in town.

Yea!  Coeur d' Alene, Hayden Lake, Post Falls, Rathdrum and ALL of Kootenai County Idaho, we will all continue to receive our daily jolt!

Here is the website with the U.S. Closures listed: http://www.starbucks.com/aboutus/USStoreClosureInfo.pdf

Wow! I am feeling much better now.  I'm doing the Coffee Dance!

Coeur d'Alene Real Estate and Community Information: Wake-Up, You could pay allot more for a home by Waiting!

You could pay allot more for a home by waiting!
Latest Statistics show that NOW is the time to Buy in Coeur d'Alene and Kootenai County, Idaho.

Coeur d'Alene Idaho Real Estate for SaleTo paraphrase Will Rogers, the Cowboy philosopher of the nineteen thirties, "Buy real estate. They ain't makin' any more of it."

The average price for a home in Kootenai County, Idaho, is down 2.8%.   This is very good for Buyers especially with interest rates at only 6%+/-.     If and when interest rates go up again, your payment goes up. Even if the average price were to drop a bit more.... you payment won't.  It may actually go up!

Our banks have money to loan and we have an excellent supply of great homes at great buys. It is a buyer's market.  Take advantage of it!

So don't be afraid to buy or sell.  Just use  common sense.  Choose properties you can afford.  Make sure you use a reputable lender that is on top of what is happening in THIS market area and NOT overcome by the global market.

1078 W. Dolan Road, Rathdrum IdahoAlthough the foreclosure market has increased somewhat in North Idaho, we are not as deep in bad debt as are other parts of the Country. Most of the "BAD" news we are hearing is largely driven by activity well outside our Real Estate Geography. We really are still in a relatively good real estate market. The Coeur d'Alene Assoc of Realtor's Market Graphs show the market has stabilized.

Please, feel free to call me to help you with this process.  I will find you the best buys in Kootenai County, Idaho, within your affordability.  I will also put you together with a reputable local lender that will give you the most competitive rates and have your well being at heart.

Trail of the Hiawatha "BUTT STRIPE" - It's worth it! - Another Coeur d'Alene, Idaho Adventure

Route of the Hiawatha Mountain Bike Trail Adventure: ( The Route of the Hiawatha. The Last Continental Railroad.  Stretched from Milwaukee to Washington )

Tim Jank - Hiawatha Trail Butt Stripe - Badge of HonorI had Relatives visiting from Southern California for the 4th of July week and needed to keep them busy with more than just Boating, Swimming, Golf, floating the river, Shopping and Eating.  We had already done all the usual "Worlds Only's," Theme Parks, Water Parks, regular Tourist stuff, etc., etc, during their previous visits.

My Cousin Amy is really cute, thin and fit.  So, she of course, decided the 46 mile "Route of the Hiawatha Mountain Bike Trail" was just the thing for us all to do.  And I mean ALL.  She was not about to let anyone stay behind.  So, with her very strong forceful encouragement we filled up 2 Suburbans and headed out on the 45-minute drive to the Montana / Idaho border to conquer The Hiawatha Trail.

Our ages ranged from 8 to 53 and we were a group of 12.  We didn't need our own bikes; helmets or lights (for the pitch black tunnels).  The Lookout Pass Ski Area provided us with all of that plus our Trail & Shuttle Passes for a very reasonable fee. The equipment was all in good order.  You can use your own Mountain Bikes and just purchase the Trail and Shuttle passes. DO NOT forget to bring really good flash lights that fix to your bike or helmet. The tunnels are totally dark as dark can be! If you don't have a light (they are required) you can rent one for $4.00.

Oh, what does all of this have to do with a Hiawatha "Butt Stripe"?  Well, when you are done with this fabulous ride that takes you through many long dark (Very Very DARK) and damp tunnels with water dripping down the tunnel's walls and from talactite looking fingers along the ceiling ...  Your backside should look like the PHOTO ....  It's actually a Badge of Honor, and proof you completed your mission.

Depending on your enthusiasm, it is either a 30 mile round trip with 2000 feet of elevation change, or 17 miles of level and downhill dirt track with a shuttle bus ride to regain your 1000 foot elevation loss.

The Route of the Hiawatha - Trail Sign

Route of the Hiawatha has been called one of the most scenic stretches of railroad in the country. Winding through eleven tunnels and over nine high steel trestles, past waterfalls, ridge top vistas, wildlife and numerous interpretive signs. These detailed signs provide information about the rich mining and railroading history in this scenic passage way through the spectacular Bitterroot Mountains, famous between 1911 and 1961 as the "Route of the Hiawatha" on the Milwaukee Road between Illinois and Washington.

The 46-mile route crosses the rugged Bitterroot Mountains between Idaho and Montana. The route of the Hiawatha is best known for the long, dark St. Paul Pass or "Taft" Tunnel which burrows for 1.8 miles under, yes UNDER the state line. The tunnel, which had been closed for repairs, reopened for use by mountain bikers, hikers, and wheelchair users the end of May 2001.

This is not a trail you'd want to bike in the winter. The snow in these rugged Bitterroot Mountains over the Idaho and Montana border would be tough enough, even without the bears that are rumored to hibernate in some of the tunnels. Some bears like to get started even before the biking season ends - October 2, 2005 - and the trail rangers have to scoot them out in the morning before they open the trail to riders at 8:30 in the morning. It stays open until 6:00 p.m.

Wouldn't you know I'd wait until I'm 50 to finally do it!  I was extremely apprehensive since I have not been on a bike in at least 15 years, let alone Mountain Bike w/gears.  I was absolutely sure they were going to bring me down in a stretcher.  Well, they didn't and I'm ready to go again!

Don't keep telling yourself you're going to do the Route of the Hiawatha Mountain Bike Trail in Northern Idaho someday. I talked about doing it for the past 7-years and just never seemed to get around to it. Well, just get up off that rear end, like we did, and go for it! It is an experience you will never forget.  Whether you are 6 or 90, this is an awesome family outing or a rigorous workout depending on how you choose to ride it.

Scammers using Active Rain - Beware

I just received the below SCAM on my Active Rain Comments and in my email account.  It even had Links on the page... I didn't open them and wouldn't advise anyone else to.  I did not include them.

Now these creeps are tying to steal money by using Active Rain! Most of us know these are scams.  Unfortunately  there are people that don't. How do we make sure that all active rain readers don't think these are coming from Active Rain?

This is the SCAM email and Active Rain Comment:

You've received a contact message from your Contact Form on the ActiveRain network.

Before the death of my father in a hospital here in Abidjan, he secretly called me on his bedside. When I sat down to listen to him, he started crying complaining that I am too young to be manage my life, and there is no body to take care of me again as a young girl. After weeping, He narrated to me how he deposited a trunk box containing the sum of US$800.000. (Eight hundred thousand United States Dollars) in a security company as valuable family items here in our country because there was serious political crisis then, and the banks were under attack by the rebel forces. He told me that he used my name as his only daughter as his next of kin in deposit of the box.

He also explained to me that it was because of this wealth that he was poisoned by his business associates, that l should seek for a God fearing foreign partner in a country of my choice where l will transfer this money and use it for proper investment purpose.

For this reason, I seek your assistance to serve as my guardian and help me in the retrieval of this deposit from the security company and to aid me in the investment of the money in any company in your country. I also require you assistance to continue my education in your country because I am only 21yrs old and a student.

Please, l am willing to offer you 15% of the total sum as compensation for assisting me in this regard. Hoping to hearing from you soonest.

May God bless you as you extend your helping hand to me.

    Yours Sincerely.
